What LeaseWise is

LeaseWise is an AI-assisted lease analysis and tenant-rights information service. You upload a residential lease (or chat with our assistant) and we produce a plain-English summary of the clauses, fees, and potential issues, alongside general information about your state's landlord-tenant rules.

Not legal advice

LeaseWise is general information, not legal advice. We are not a law firm. Using the service does not create an attorney-client relationship. The analysis can be wrong, incomplete, or out of date — landlord-tenant law varies by state and city, and changes often. Decisions that affect your tenancy (signing, breaking, withholding rent, suing, defending an eviction) should be made with a licensed attorney in your jurisdiction.

Your account

• You must be at least 18 years old to create an account.
• You're responsible for keeping your sign-in credentials secure.
• You agree not to share your account or use it to scrape, resell, or rebrand LeaseWise output.
• You agree not to upload content you don't have the right to share, malware, or anything illegal.

Subscriptions and payments

Free analyses are limited; paid subscriptions unlock the full detailed report and additional usage. Prices and limits are shown on the pricing page before you check out. Subscriptions renew automatically until cancelled. You can cancel any time from your account; cancellation takes effect at the end of the current billing period. We don't pro-rate refunds for partial periods, but if something went wrong on our end, email us and we'll make it right.

Acceptable use

Don't use LeaseWise to:

• Re-host, resell, or repackage our output as your own service.
• Train competing AI models on our content or outputs.
• Attempt to bypass paywalls, rate limits, or authentication.
• Harass other users or attack the service.

Intellectual property

You keep ownership of the lease text you upload and the analyses generated for you. We retain the rights to the LeaseWise software, brand, written guides, and the underlying datasets we maintain. The guides on this site are licensed for personal reference; please link to them rather than copying them.

Disclaimers

The service is provided "as is" and "as available." We don't warrant that analyses will be accurate, that the service will be uninterrupted, or that it's fit for any particular purpose. You use it at your own risk.

Limitation of liability

To the maximum extent permitted by law, LeaseWise's total liability for any claim related to the service is limited to the amount you paid us in the 12 months before the claim. We're not liable for indirect or consequential damages (lost rent, lost profits, lost time, etc.).

Termination

You can close your account at any time. We can suspend or terminate accounts that violate these terms or that we reasonably believe are abusing the service. If we terminate your account, we'll refund any unused prepaid subscription time.

Changes

If we update these terms in a meaningful way, we'll update the effective date and notify signed-in users by email before the change takes effect.

Governing law

These terms are governed by the laws of the United States and the state where LeaseWise is headquartered, without regard to conflict-of-law rules. Disputes will be resolved in the state or federal courts located in that jurisdiction.
