LeaseWise
For Teams That Review Leases On Someone Else's Behalf
LeaseWise for Teams

Read a stack of leases in the time it used to take to read one.

Upload a batch of tenant leases. Each one comes back with a plain-English summary, a tenant-friendliness score, and every red flag quoted from the page — so your team knows which leases need a closer look before the client signs.

Built for the people who read leases for a living.

If your job involves protecting renters from bad paper, this is for you.

Legal aid & tenant lawyers

Triage incoming leases before intake. Spot the predatory waivers and illegal fees in 60 seconds instead of 30 minutes.

Tenant unions & organizers

Score a building's standard lease. Hand members a one-page summary of what they're really agreeing to.

Housing counselors

Run every client's lease through the same rubric. Consistent, defensible advice — no 'it depends' guesswork.

Relocation & renter's agents

Pre-screen leases for corporate move-ins. Flag landlord-favored clauses before your client signs in a new city.

From PDF stack to client-ready in minutes

Three steps. No training. Works on any device.

1
Drop the PDFs

One lease or fifty. Drag in, paste, or upload. We extract text and queue them in parallel.

2
Triage by score

Each lease gets a 1–100 score, summary, and a list of flagged clauses with exact quotes. Sort highest-risk to the top.

3
Hand to the renter

Download the plain-English PDF report per lease. Send it to the tenant — they actually understand it.

Procurement questions, answered

The questions every legal/IT team asks before saying yes.

How is client data handled?+

PDFs are sent over TLS, parsed in memory, and the file itself is deleted within seconds. We retain the extracted analysis (not the PDF) so your team can re-read reports. Nothing is ever used to train AI models. Full detail at /security.

How accurate is the scoring?+

Every lease is scored against a public 47-check rubric (lease-rubric.ts in the codebase) covering fees, restrictions, termination, renewal, and unusual clauses. The same input produces the same score — no AI vibes. You can audit every deduction on every report.

Can we white-label the reports?+

Org plan reports can swap in your logo and color on the PDF header. We don't currently support a fully custom domain on the web app — but you can hand off the PDF as-is.

Do you sign DPAs / BAAs?+

DPA: yes, for Org-plan customers. BAA: not yet — we don't intentionally process PHI. If a client lease contains PHI by accident, treat reports as you would any other client document and don't upload via this tool until we have a signed BAA.

How are we billed?+

Monthly or annual invoicing for Team and Org plans. Pilots are free. Overage is billed at the end of the month at $0.75/lease.

What if a lease is scanned (image, not text)?+

The free tier and bulk uploader currently require text-based PDFs. OCR for scanned leases is on the Org-plan roadmap. Talk to us if it's a blocker.

Is this legal advice?+

No. LeaseWise is not a law firm and reports are not legal advice. They're a triage tool to help your team focus a human review where it matters most.
